BY VIRTUE OF A DECREE AND ORDER OF SALE OF THE WARREN CIRCUIT COURT, the Master Commissioner working in conjunction with Joe B. Houchens Auction Company, will sell at public auction the real property in the following action on Saturday, March 20, 2021, about the hour of 10:00a.m. on-site at the 353 Pearson Ln., Alvaton, Kentucky. The property shall be sold to collect the amounts hereinafter set forth, together with interest and the costs of the action, and upon the following terms and conditions (unless otherwise stated).
Please respect the below rules for the safety of all persons who attend the sale, during the Covid-19 pandemic and until further notice. 1. Everyone at the sale must wear a mask. 2. A bidding group is a bidder and one person who will sign the bond, such as husband and wife, or bidder and banker etc. 3. Bidding groups shall stay six feet from each other and the Master Commissioner and staff. 4. No children under 18. 5. Please bring your own ink pen to sign the check and paperwork. 6. If you have a fever, dry cough, feel sick or have been exposed to anyone with Covid -19, then send someone else to bid and sign bond.
A 7% Buyer's Premium Will Be Added to the Final Bid to Determine Contract Price
A. The purchasers will be required to pay ten percent (10%) down the day of sale and post bond on the remainder with the balance due in thirty (30) days. Pursuant to KRS 426.705 the bond shall bear interest at the rate the Judgment bears, until paid in full. The Master Commissioner will retain a lien on the property sold to secure the sale price. If the purchaser elects to post bond, he/she will be required to provide sufficient surety thereon at the sale.
